Roof Repair for Rental Properties & Property ManagersPhoto-documented repairs and predictable scheduling for Jacksonville rental portfolios

Most Jacksonville property managers don’t need a roofer who answers the phone at 2am. They need one who shows up when they say they will, documents everything in photos the owner can actually understand, and doesn’t turn a routine tarp job into a week of tenant complaints. That’s what this page is about.

Built around how rental properties actually work

Jacksonville and Onslow County have an unusually large rental market, driven largely by military turnover around Camp Lejeune and MCAS New River. A lot of the owners we end up working with through property managers don’t live anywhere near Jacksonville, which means they’re making roof decisions off photos and a report, not a walkthrough. That changes what actually matters in a roofing vendor: clear documentation, predictable response, and no surprises that turn into a 2am phone call to the PM.

What we actually offer

Photo-documented reports, not a verbal “it’s fine.” Every inspection or repair comes with photos an out-of-state owner can look at and understand without a site visit. If you need something formatted for an owner’s file, a lender, or an insurer, we can put it together.

Predictable scheduling, not empty 24/7 promises. We’re straight with you about this: we don’t run an overnight emergency crew, and we’re not going to pretend otherwise. What we do offer is reliable next-business-day tarping and repair scheduling, plus Saturday availability from 11am to 3pm for things that come up over the weekend. For a PM managing a portfolio, a contractor who’s predictably available beats one who promises round-the-clock service and doesn’t deliver.

Turnover inspections. Between tenants is the easiest time to catch roof issues before they become a mid-lease emergency or a security deposit dispute. A quick roof check as part of your turnover process costs you nothing and can save a lot of back-and-forth later.

Tarping that holds. A rushed, undersized tarp job is how a small leak becomes a ceiling replacement and an angry tenant. We tarp to actually stop water, not just to have done something.

What this is not

To be direct about it: this is a service relationship, not a referral arrangement. We don’t offer payments, gifts, or anything of value in exchange for being your go-to roofer, and if your property management company is broker-supervised under North Carolina real estate law, that matters for your own compliance too. What we’re offering is reliability and documentation good enough that you keep calling us because it works, not because there’s an incentive attached.

How a typical call goes

You call or text with the address and what’s going on. If it’s urgent, we get a tarp on it on our next available slot, which in practice means same-day during the week in most cases, or the next business day if it comes in late. You get photos before and after. If it’s a full repair, we scope it, send you a straightforward estimate, and wait for your go-ahead before doing anything beyond the temporary fix. Nothing gets billed to an owner that wasn’t approved first.

Frequently asked questions

Do you work directly with out-of-state owners, or only through the PM?
Either way works. Most of the time the PM is our point of contact, but we’re glad to loop in an owner directly if that’s how you prefer to run it.

What’s your actual response time for a leak?
Same business day in most cases if it comes in during working hours, next business day otherwise, plus Saturday 11am–3pm availability. We don’t do overnight emergency calls, and we’d rather tell you that upfront than overpromise.

Can you document damage for an insurance claim on a rental property?
Yes, photo documentation is standard on every call, and we can format it for a claim if needed.

Do you charge for a turnover roof check?
A basic visual check as part of a turnover is something we’re happy to do at no cost; a full roof report follows the same free process we offer every homeowner.

We manage a portfolio of properties, not just one. Can you handle multiple addresses?
Yes, that’s a normal part of how we work with property managers here.
